Why We Opened Beyond Brix to the Crowd


The corridor between Austin and San Antonio is absorbing people faster than it can house them. That much is not controversial. What gets less attention is where the bottleneck actually sits. It is not land, and it is not demand. It is the speed and the reliability of putting a structure on a lot.
The Census Bureau's Survey of Construction puts the average single-family home at close to ten months from authorization to completion. Ten months of interest on a construction loan. Ten months of weather, rework, and crews that show up when the crew before them finished. A developer holding dirt in Hays County is not waiting on buyers. They are waiting on vertical.
I spent my career before this one in aviation and aerospace, where a part that arrives two millimeters out of tolerance gets rejected. In residential construction, two millimeters out is a normal Tuesday, and the error compounds down the wall. That difference is not about the skill of the trades. American framers are excellent. The difference is that one industry controls its conditions and the other one works outdoors, in sequence, hoping it does not rain.
Beyond Brix exists to move the structure indoors.
What a factory actually changes
Our production cycle inside the factory is one day. From start to a delivered, finished home is 30 days.
For a homeowner, that is a nice number. For a developer, it rewrites the pro forma. Interest during construction is one of the largest and least discussed line items on a residential project, and it scales with time, not with quality. Compress the vertical schedule and you are not just shaving a few thousand dollars off a unit. You are changing absorption timing, draw schedules, and how many phases you can run in a calendar year with the same capital.
Speed also does something less obvious. It makes quality cheaper. Panels built in a controlled environment, cut on the same equipment, inspected on a line rather than on a ladder, produce a tighter, more consistent envelope than the same crew can produce in July heat.

Why we build with timber and not something new
Most of the companies that tried alternative building technologies before us failed when they tried to introduce a new material that no home buyer or financier was familiar with.
Katerra raised more than two billion dollars, much of it from SoftBank, and shut down in 2021. Veev filed for bankruptcy in late 2023, and Lennar acquired the assets. Both companies had real talent and real technology. Both ran into an industry whose gatekeepers are not engineers. They are appraisers, lenders, insurers and building officials, and every one of them prices unfamiliarity as risk.
If an appraiser cannot find comparable sales, the buyer cannot get a loan. If a carrier has never underwritten your wall assembly, the premium reflects that. If the local authority has not seen your system before, your schedule belongs to the review queue. A novel material can be better in every measurable way and still be unfinanceable, and unfinanceable is the same as unsellable.
So, we made a deliberate choice. Our Timber Engineered Super Structures (TESS®) are exactly what the name says. Engineered timber, sitting on a permanent concrete foundation, assembled into a home that any appraiser in Texas already knows how to value and any lender already knows how to underwrite. No steel frame. No experimental composite. No material that requires a thirty-minute explanation before someone will “maaaybe” write a mortgage against it.
We put the innovation in the process and left the material alone.
We are also not building tiny homes, movable or steel structures. These are permanent houses on foundations, and they are meant to be bought, financed, insured and resold like every other house on the street.

Why we opened this to the crowd
Crowdfunding lets people who are simply paying attention to what is happening to housing in Texas, put a small amount of capital behind a company trying to do something about it.
There is a second reason, and it speaks to the core of why we do what we do. The people who back us this way tend to become the people who tell their developer, their realtor and their brother-in-law about us. Retail investors in a housing company are not passive and we would like that. Ultimately, we are building a company that solves real problems for real people. In a world that feels increasingly intangible, building something you can see, touch, and experience is important. And letting those people that want to make a difference in their communities participate in the reward of doing so, well, that’s just the icing on the cake for us.
What the capital is for
We are running two production stages we are funding on multiple tracks.
Stage 1 is a midsize line, producing 600-750 homes a year. With first production scheduled for October to November 2026. It proves the system, delivers real homes in the Austin to San-Antonio corridor, and establishes the operating record.
Stage 2 is the mega line, producing up to 4000 homes a year, planned for 2028.
The Crowdfund along with other capital, is being deployed to launch our Stage 1 facility and delivery the first 50 units.
Our predecessors all made one more critical mistake: they overcapitalized early. Raising major funding without crazy market fit is a huge risk and applies immense pressure. Raising billions out the gate sounds sexy, but we are firm believers in walking before you run. We’ve studied the post-mortems to make sure we don’t become one.
